ALL THAT TRACT OR PARCEL OF LAND, Situate in the Town of Amherst, County of Erie and State of New York, being part of Lot Number 97, Township 12, Range 7 of the Holland Land Company’s Survey bounded and described as follows:
BEGINNING at a point in a line drawn at right angles to the easterly line of said Lot number 97, being also the center line of Transit Road westerly from a point therein distant 2497.06 feet of record and 2499.71 feet measured southerly from the northeasterly corner of said lot Number 97, said point of beginning being distant 500 feet westerly from said easterly line of Lot Number 97 and being the northeasterly corner of lands conveyed by Leo Piotrowski to Sperr Builders, Inc., by Deed dated March 23, 1972 and recorded in the Erie County Clerk’s Office March 23, 1972, in Liber 7900 of Deed at page 39, running thence westerly at right angles to said easterly line of Lot Number 97 and along the northerly line of said lands so conveyed to Sperr Builders, Inc. 577.10 feet to the east line of Palmdale Drive formerly Dannybrook Drive as shown on a map filed in the Erie County Clerk’s Office under Cover No. 2308; thence southerly along the easterly line of Palmdale Drive 849.53 feet more or less; to its intersection with the southerly line extended westerly of lands conveyed to Sperr Builders, Inc., by Deed recorded June 30, 1969 in the Erie County Clerk’s Office in Liber 7602 of Deeds at page 269; thence easterly at right angles to said easterly line of Lot Number 97 and along the southerly line of said lands so conveyed to Sperr Builders, Inc., 480.24 feet to the southeasterly corner thereof; thence northerly parallel with said easterly line of Lot Number 97 and along the easterly line of said lands so conveyed to Sperr Builders, Inc., 461.50 feet to a northeasterly corner thereof; being also a southeasterly corner of lands conveyed to Sperr Builders, Inc., by aforesaid Deed recorded in Liber 7900 of Deeds at page 39 in the Eric County Clerk’s Office; thence continuing northerly along an easterly line of said lands so conveyed to Sperr Builders, Inc. 38.50 feet to a corner thereof; thence easterly at right angles to said easterly line of Lot Number 97 and along a southerly line of said lands so conveyed to Sperr Builders, Inc. by said last mentioned Deed, 100 feet to a southeasterly corner thereof; thence northerly parallel with said easterly line of Lot Number 97 and along the most easterly line of said lands so conveyed to Sperr Builders, Inc., 349.50 feet to the point or place of beginning.
